Home Information Packs are now compulsory for every sale and the seller is legally bound to have a HIP available for inspection before a property is placed on the market.

What is a Home Information Pack (HIP)?

A Home Information Pack contains information giving relevant and important details about a property. It is envisaged that by providing such information at the marketing stage a buyer can make a more informed decision, avoid possible delays and reduce expenditure.

Do I need a Home Information Pack (HIP)?

Anyone wishing to sell their property must have a Home Information Pack in place before the property is placed on the market for sale. A Home Information Pack is not required in the following instances:

  • Where no marketing is required i.e. selling to a member of your family
  • Non-residential properties
  • Property used as holiday accommodation or occupation for less than 11 months per year
  • Mixed sales i.e. shop with flat
  • Sales of portfolios of properties i.e. selling two properties together
  • Properties sold with a sitting tenant and not vacant possession
  • Unsafe properties and properties due for demolition
  • Properties sold through Right to Buy/Home- buy/Home Ownership Schemes

At SA Law we offer a competitively priced HIP solution which is undertaken via our HIP Provider - Fusion Hips. For clients of SA Law the following fixed prices are available :

FREEHOLD HIP £195.00 plus VAT

LEASEHOLD HIP £220.00 plus VAT

The above prices are available whether or not SA Law are instructed on the Conveyancing.

NOTE: For properties in London the above prices do not apply and a quote will need to be obtained.
